- You can purchase a house in most of the large cities in Skyrim, but you generally need to complete a quest first to gain Jarl's permission.
- Resting in a house you have bought grants you a Well Rested stat bonus. Sleeping in a house where a spouse lives gives you the Lover's Comfort stat bonus.

Purchasing Breezehome
Complete the "Bleak Falls Barrow" quest. Completing Bleak Falls Barrow is a requirement to purchasing Breezehome in Whiterun. This is likely the first house that will be available to you early in the game. To start the Bleak Falls Barrow quest, talk to Farengar Secret-Fire, who is the Jarl's wizard. He is in the Dragon's Reach castle in Whiterun.
Talk to the Jarl in Whiterun. After completing the Bleak Falls Barrow quest, talk to the Jarl in Whiterun. He will inform you that a home is available and to talk to Proventus Avenicci.
Raise 5000 Gold. You'll need to raise a considerable amount of gold to purchase any house in Skyrim. The cost of Breezehome is 5000 gold pieces.
Talk to Proventus Avenicci. Proventus Avenicci is where you can purchase the deed to Breezehome and all the furnishings. After shelling out the 5000 gold pieces, you will get the key to Breezehome.
Purchase furniture. After buying a house in Skyrim, the house will be pretty barren. You'll need to purchase the furniture separately. It will cost an additional 1800 gold pieces to purchase all the upgrades for Breezehome. Breezehome is the least expensive home in Skyrim, but it does not have an alchemy lab like other houses do.
Purchasing Hjerim
Complete "Blood on the Ice" and the Civil War questline. Before you can purchase Hjerim, you will need to complete the "Blood on the Ice" quest as well as part of the Civil War questline. To start the "Blood on the Ice" mission, you will need to encounter a murder scene in Windhelm between 7:00 PM and 7:00 AM. A guard will approach you and tell you to keep your distance. After that, you will be given the option to ask what happened and offer to assist with the investigation. You'll need to complete the "Rescue from Fort Neugrad" if you are playing the Stormcloak questline. If you are playing the Imperial Legion questline, you'll need to complete the entire Civil War questline.
Raise 12,000 gold pieces. This is how much Hjerim costs.
Talk to Jorleif in Windhelm. He is the Jarl's steward. You can purchase the house and all the upgrades from him.
Purchase furniture. As with other houses in Skyrim, upgrades and furniture are sold separately. You can purchase additional upgrades from Jorleif. The total for all the upgrades is an additional 10,250 gold pieces.
Purchsing Honeyside
Complete the "Skooma Trade" quest.. Speak to Wujeeta in the Riften Fishery to start the "Skooma Trade" quest.
Talk to the Jarl. He will ask you to raise your reputation in Riften. To do so, you will need to complete quests for the citizens of Riften.
Complete quests to help 5 people in Riften. You will need to complete 5 random quests given to you by the citizens of Riften to raise your reputation.
Raise at least 5000 gold pieces. The cost of Honeyside is 5000 - 8000 gold pieces, depending on how much gold you have at the time of purchase.
Talk to Anuriel. She is the Jarl's steward in Riften. You can purchase Honeyside from her. The house can cost as much as 8000 gold pieces, but if you have at least 5000 gold pieces, you can select the option "I'll take it." She will take all your gold in exchange for the key.
Purchase furniture. As with other houses in Skyrim, upgrades and furniture are sold separately. You will need 5000 gold pieces to fully upgrade Honeyside.
Purchasing Vlinderel Hall
Complete the required quests. Vlinderel Hall in Markarth has multiple quests you can choose to complete in order to gain access. The quickest way is to talk Jarl Igmund and complete 3 quests for him. Alternatively, you can complete the "Liberation of Skyrim" quest, or you can give Markarth to the Imperials in the "Season Unending" quest, which is part of the main story questline. This will change the Jarl.
Raise 8000 gold pieces. This is the purchase price of Vlindrel Hall.
Talk to the Jarl's steward. After raising 8000 gold pieces, talk to the Jarl's steward in Markarth to purchase Vlindrel Hall. This will vary depending on who the Jarl is in Markarth.
Purchase furniture. As with other houses in Skyrim, upgrades and furniture are sold separately. You will need an additional 3900 gold pieces to completely upgrade Vlinderel Hall. Vlinderel Hall is the best house for book collectors. It has the largest number of bookshelves with the most room to store books.
Purchasing Proudspire Manor
Complete the required quests. You need to complete 2 quests to purchase Proudspire Manor, "The Man Who Cried Wolf" and "Elisif's Tribute". Talk to Falk Firebeard, who is the steward to the Jarl of Solitude to start "The Man Who Cried Wolf." Once that quest is completed, you can talk to Elisif the Fair to start "Elisif's Tribute."
Raise 25.000 gold pieces. Proudspire Manor is one of the more expensive houses in Skyrim. It costs 25,000 gold pieces.
Talk to Falk Firebeard. You can purchase Proudspire Manor from Falk Firebeard, the steward to the Jarl of Solitude.
Purchase furniture. As with other houses in Skyrim, upgrades and furniture are sold separately. You will need an additional 11,000 gold pieces to completely upgrade Proudspire Manor.
Aquiring Severin Manor
Complete the "March of the Dead" quest. This is the first quest you need to complete to acquire Severin Manor. To start this quest, you will need to help Captain Veleth defeat Ash Spawn and then speak to him. He is south of the Bulwark in Raven Rock.
Complete "The Final Decent" quest. This is the second quest you need to complete to acquire Severin Manor. Talk to Crescius Caerellius inside the Raven Rock Mine to start this quest.
Complete the "Severed Cold" quest. This is the final quest you need to complete to acquire Severin Manor. Talk to Adril Arano to start this mission, who can be found walking around Raven Rock or in Morvayn Manor. Once this quest is complete, you will acquire Severin Manor as a reward, completely furnished. There are no upgrades or furniture available for this house. It comes fully furnished.
