Mumbai has a completely different set of rules when it comes to rental accommodation. The combination of high price and the cramped area is a tradition of the Maximum City where 1 BHK flats in large buildings may cost as much as fabulous 3 BHK villas in small towns. Recently one of the X users demonstrated how absolutely strange the situation with real estate in Mumbai is.
The user, from Jaipur, highlighted an unusual fact about a two-BHK flat in Mumbai’s Pali Hill area. The apartment, available at a rent of Rs 1.35 lakh per month, has a washing machine mounted above the toilet bowl. The post humorously highlighted the absurdity of the design with the caption: “Only in Mumbai can you front load your washing machine while top loading your commode.”
There is also a Rs 4 lakh security deposit for a potential tenant alongside the monthly rent.

The apartment, listed on Housing.com, is on the fourth floor of an eight-floor building and has an 850 sqft area. There are two bedrooms, two bathrooms and no balcony, and all the apartments are fully furnished. A Housing.com analysis of the rent shows the price falls within the average range for apartments in Bandra, but the design of the bathroom left many shocked and curious.

The median rent is higher in South Mumbai, especially because this area is home to most of the city’s commerce and upscale apartments. Housing-wise, in this zone, the average price of apartments falls in the range of Rs 1,55,000 to Rs 1,60,000 per month, as per Statista.
While rental prices rose to highs of 50-60% in the past two years, the growth rate in premium gated societies is at 5-9% at the moment. For instance, the rent for a 3BHK apartment in Andheri, which was at around Rs 77,000 in 2021, increased to around Rs 1.18 lakh in 2024.
