New Delhi: The long wait of thousands of home buyers to possess flats in Greater Noida finally could be nearing an end as a statutory on Thursday approved the Draft Master Plan for Greater Noida-2021.
National Capital Region Planning Board (NCRPB) officials on Thursday said that in its Statutory Committee meeting here "the Draft Master Plan for Greater Noida-2021 was considered and recommended for consideration of the NCR Planning Board."
Officials said while the committee, which comprised Member Secretary of the NCRPB and officials of the National Capital Region states approved the Draft Master Plan and the final go ahead would be given by the Board itself.
Urban Development Minister Kamal Nath is the Chairman of the NCRPB with the Chief Ministers of Delhi, Haryana, Uttar Pradesh and Rajasthan as its members.
The NCRPB reviewed the Greater Noida Draft Master Plan 2021 following an October 2010 Allahabad High Court order which had stopped construction in areas for which the plan had not been approved by the Board.
"The Committee wanted to ascertain whether the Master Plan is in conformity with the NCRPB's regional Plan 2021 which was the court's direction. After seeking certain modifications in the plan, we have decided to recommend it to the Board for further approval," a senior NCRPB official said.
Officials said the proposed modifications aimed at a greener, more socially inclusive but also denser development in the area.
The NCRPB had asked the Greater Noida authority to incorporate changes in its earlier plan so that there are at least 16 percent green areas out of total proposed urbanisable area, officials said.
Greater Noida Industrial Development Authority will ensure providing 20 to 25 percent of housing for Economically Weaker Sections while preparing Sector Lay Out Plans, NCRPB said in a statement.
Other modifications which the NCRPB had asked to be carried out in the Draft Master Plan for Greater Noida-2021 was the creation of infrastructure provisions like water supply, sewerage, drainage, power, solid waste management as per its norms.
Senior officials said the Environmental Management Plan being prepared by the Greater Noida Industrial Development Authority would be an integral part of Greater Noida Master Plan.
Officials said the NCRPB had also sought GNIDA to increase the per person per hectare (ppph) density of the planned population of the areas from 54 to 150 to 200 ppph.
Officials said modifications had been made so that non-polluting clean technology industries would be located in the Greater Noida area and that provisions for Metro System, MRTS and New Expressways have been kept.
"In the earlier plan, the allotment for EWS houses was around 5 per cent which has now been increased. Similarly, the NCRPB has asked the GNIDA not to count institutional greens as green cover," a senior official said.
